Zia was selected and introduced to the client by the star design firm, Saladino Design. The structure, a former block ice plant, proved to be porous and challenging in terms of attaching fasteners to and through the concrete walls. Realizing as-built site dimensions conflicted with the plan set, the Zia team was able to rely on their knowledge of the Florida Building Code in order to formulate, direct and make critical layout and utility changes without needing to wait on the architect’s consultation to move forward. Post life safety inspections and in the interim of awaiting construction drawings for revisions, they were able to obtain a stock and train authorization from both the building chief and the fire marshall. This practice is not the norm, but with the team’s knowledge and experience they were able to accomplish this feat. Three weeks were gained and were greatly appreciated by the client who was able to occupy the space, hire and train the staff and essentially get a running start prior to obtaining a temporary certificate of occupancy or certificate of occupancy (TCO or CO)! With high steel beams, brick walls and rustic charm Beaker & Gray is now a thriving and popular Bar/Restaurant in Miami. This was a win-win situation for all.
