With a dynamic building and construction presence in South Florida and the Caribbean— ZIA brings nearly 30 years of knowledge and experience to each of its projects.



Providing professional services that include construction, remodeling and tenant improvements on commercial and residential projects, the ZIA Team, led by founding principal Jean (John) Longchamps, Jr., stands out because of its well-rounded and project specific skills. Besides having a background in Architecture and extensive work with municipal building departments and several developers, John Longchamps has collaborated in numerous real estate and construction ventures to include: office buildings, warehouses, apartments, townhouses, and multi-million dollar custom homes. As with any building or structure, it is vital to have a solid foundation. ZIA’ s core values provide such a foundation by building its client relationships with honesty, transparency, efficiency, fairness and clear communication. Developing projects which are Eco-friendly and energy efficient and completing them on-time and within budget is a way to build the long-lasting and successful relationships Zia takes pride in.



Jean (John) Longchamps, Jr.



Founder and Managing Principal



Mr. Longchamps brings nearly thirty (30) years of construction experience. Prior to founding ZIA Construction LLC, John worked for various general contractors, the City of Miami Beach Building Department as a Structural Inspector (4 yrs), several developers, and local, national and international banks (traveling all over the State of Florida, Durham, NC, NYC, and the Bahama Islands (Grand Bahama and Exuma) performing project management oversight and certifying approved construction loan draws on multi-million dollar projects. Over the last four years, John Longchamps has been involved in numerous real estate and construction ventures which include: office buildings, warehouses, apartments, townhouses, and multi-million dollar custom homes.


John holds a Bachelor’s Degree in Construction Management from the Florida International University School of Engineering as well as an Associates Degree in Arts in Architecture. Mr. Longchamps is Certified in Florida as both a Licensed General Contractor (CGC062263) and a Licensed Standard Building Inspector (BN4628: Structural). He resides in Miami-Dade County.



Dilcia Regalado



Civil Engineer/Assistant Project Manager



With a civil engineering degree and almost ten years of experience, Ms. Regalado (Dilcia) is an integral part of the Zia Construction team. Her important contributions are in the area of planning and control of data and process improvements. Dilcia is responsible for the development of project submittal logs, contacting suppliers and subcontractors to obtain information for said submittals and during the development of the project she ensures that all subcontractors are provided with the latest scope of work and materials. Her greatest strength is the detailed and clear conceptualization of projects for future execution and more efficient production.


Dilcia previously served as Resident Engineer for various facilities in Haiti. She supervised Project Construction of the Mamba Meds and Foods for Kids factory (MFK), providing technical supervision in foundry and polished concrete floors, installation of sheetrock walls, and application of polyurethane foam insulation to both ceilings and walls. She brings a well-rounded knowledge of Engineering and Building Construction.
